Overview
This project involved the complete design and production of a multi-page leasing brochure for 570 Lake Cook Road, a premier office property in Deerfield, Illinois. The piece serves as both a print and digital marketing tool, communicating the property’s ownership, amenities, community, and suite availability through a clean, professional layout consistent with Bradford Allen’s corporate branding.
Design Objectives
Create a modern, highly legible brochure that could be printed and distributed digitally.
Reflect Bradford Allen’s trustworthy and established tone through consistent use of color, typography, and structured layouts.
Highlight key selling points, ownership reliability, amenities, location convenience, and tenant community, while maintaining visual balance between photography, icons, and floor plans.
Creative Approach
Each section was strategically designed to enhance clarity and engagement:
Front & Back Covers:
The exterior features the 570 Lake Cook Road logo over a hero image of the property, paired with a minimal “Now Leasing” back cover design and integrated QR code for virtual tour access.Ownership & Brand Section:
Utilizes a strong yellow header bar and gradient sky imagery to establish trust and brand authority. Supporting tenant and ownership logos were arranged in a clean, grid-based composition to emphasize credibility and scale.Community Spread:
Combines interior photography with tenant logos to illustrate the building’s business ecosystem and professional environment.
Amenities Spread:
Highlights practical and lifestyle features, such as the parking garage, conference facilities, and tenant lounge, with a clear typographic hierarchy and architectural layout supported by graphics.Floorplans:
Each availability page presents clearly labeled suite areas with bold gold highlights and an embedded QR code for easy mobile access to digital floor plans and tours.Convenience & Location Page:
Includes a detailed property map and nearby retail/restaurant icons, visually reinforcing accessibility and convenience for potential tenants.
Results
The final brochure successfully delivered a cohesive, brand-aligned marketing piece that improved leasing presentation materials across Bradford Allen’s portfolio. The layout system developed here has since served as a template for future property brochures, reinforcing consistency and efficiency in production.
